I have a little problem: I am not norteamericano, I'm europeo, citizen of a country of EU. I am not living there almost a quarter of century but still holding it's passport and drivers license. To get there costs way more than Paul Tiffer's services + I don't want to visit that cold/rainy/muddy/evil/overpriced country. And there is no Nicaraguan embassy in my country anyway. Nearest is in Finland. To get some paperwork together means probably bouncing multiple times between my country and Finland which is additional expense and headache.
I will start talking to the people You gave me. See what they say. It would be horrible if they say that there is no other way, that I have to fly to Europe. This far I've been bouncing happily between Egypt, North Am and Nicaragua. We see how it goes.

No need for a Nicaraguan Embassy in your Birth Country, but will almost certainly need to have your documents (Birth Certificate, etc) Appostled there.

Arielka was telling me about one cliente who was a lousy dollar short in his income requirement.
He had to wait for a bump in the income he was reporting.
He had already invested quite a bit in a farm but used that money to secure a rentista residency for his wife's brother and family.
Accurate translations of the documents is also a sticking point. My birth certificate was an almost illegible white on black microfilm copy. A lot of the terminology was outdated. Much of the smaller print was illegible. Arielka spent days on the translation, looking at similar birth certificates on the internet.
OMG! It's gonna be fun! Last time I saw my birth certificate was about 30 years ago. Have to apply for duplicate. And income. I get my pay on different continents in cash and I don't use bank. I would let them wire everything to Nica bank, but can't open account w/o residency.
I think it would be wiser to deposit into an EU or US bank and then draw upon that as an annuity with $1000 / mo payment - Probably start a few months before you apply with residency. e.g. toss 60K into an anuity paying you 1K a month for 5 yrs which should line up exactly with both the monthly requirement and the 5 yr Cedula
All banks have a chance to disappear at the snap of a finger - Some banks, like Nica banks, are closer to the finger snap than most.

Thanks, Bill! But I can't open account in US because of same reason - I have no residency. EU banks are no good, because I would loose at least 26% of whatever I deposit there.
Just figured out that I could get birth certificate with Apostille from San Jose CR from my consul. Proof of income still remains a problem.
BDF used to open accounts for non-residents. Who knows if they still do. Branch manager mood swings can be a factor.
The only good thing about Nica banks is that they are foreign corporations that would look bad if they stiffed Nicas on the way out. BAC was one that claimed it would make good existing accounts.

Wells Fargo in US will open accounts for illegals with proper identificación.
Interesting,, only way you can get account without SS number.
This was Arizona. No DL for illegals but can get a banking relationship.
BDF answered to my inquiry YES, they will open me an account. Just need to show up in one of their branches. We see how it goes.

I'm sorry to say, but I'm back on square one. Owners of best feedback Paul Tiffer and Arielka Torrez haven't responded. E-mail sent to Tiffer bounced back immediately, said that invalid address. Then sent him text message and provided it with my email, no answer. I don't know if it's Latin American syndrome (they use their e-mail twice a year vs FB where they are 24/7) or something else.
I haven't talk to Patricia Sanchez yet because some of You mentioned that she may practice monkey business.
Any help or ideas?

Both Arielka Torrez and Paul Tiffer finally contacted me. But no good news. Looks like I don't qualify to any option. Biggest obstacle is that I don't use bank account. Second problem is that I live in Nicaragua only 6 months in a year, 2 month and 4 month period.
The closest option may be the investor, because my property with 3 buildings on it starts to look like campground, if I tune it some more. But You never know what the government officials say, if they come and start counting nails in the walls and papta on the roofs. I haven't kept any receipts and all labor has been paid cash anyway.
