Yes, I'm one of the proud land owners at Rancho Santana.

Any questions, don't hesitate to ask...will help out any way I can. Yes, they are under new management. New master plan has been developed and from the report I received..it looks very promising.

I want John to know..I finally made head way with my title to the property. I should have it soon.....or so they say. Will report back when it's actually in my hand.

Just to warn people...when they say you'll get the title in 6-9 months....it's more like a year plus...LOL

manana does not always mean exactly tomorrow :roll:

I would love to however, my figgin computer crashed in January and I lost everything.

I'll have to rescan them and will post them eventually. That is if I can figure out how to do it on this website.

As for a picture of me...I sent one to Jim proving that I'm a female strumpet. I'd post it but it's to big....to many pixcels.

Hi people...LTNS, been busy with horses, working out and of course rehab....on a side note...I've learned so much about drugs (more then I ever wanted since I don't pertake) in rehab that I could now be a certified drug lord on the dangerous Altantic coast of Nicaragua! :roll:
I was granted a stay of execution till August 2nd.....so I still have my drivers Lic. yeehaw!

Enough about me...let's move on to the subject in hand...my mole hole! Or should I say...the property where my mole hill resides!

In my mail box I received this lengthy update and thought I'd pass it on to anyone who may be interested. (Of course I did have to add some personal antidotes here and there) Without further ado...

Development and Sales Update



Since launching Phase I of the Seagate Condominium project a little over a month ago, we have sold 14 of the 24 pre-construction units. If you’re not familiar with the Seagate Condominiums, this is a planned development at Rancho Santana comprised of 2-bedroom/2-bath and 3-bedroom/2-bath luxury units located near the Clubhouse and Santana Beach.

Phase I calls for six buildings, with only four units in each—La Granada, the luxury model with some great ocean views; El San Juan, a bit smaller unit with limited ocean views; and El Leon, a comfortable, smaller model with countryside views. With pre-construction sales so brisk, the remaining Seagate units should move fairly soon. Prices start at $199,000.

In other sales news, three more lots at The Estates have sold recently. This leaves only 25 platted lots currently available in The Estates. At approximately an acre each, these lots have plenty of room for an estate-size home, an in-law villa, a large swimming pool… and still enough lush greenery to ensure your privacy.

Rancho Santana’s Amenities

As you know, Rancho Santana is at the forefront of all communities in Nicaragua in terms of its amenities. And as our community grows, the need for new and expanded amenities grows along with it. Phase One of the Seagate project currently calls for an expanded Clubhouse, the new Santana Beach Club & Spa, a new kitchen facility for the Sea Garden Restaurant and a new seaside location for Coco Loco’s Sunset Bar & Grille. These amenities are necessitated and made possible by community growth. And as we add and expand amenities, Rancho Santana becomes even more attractive to homebuyers, vacationers and investors. Ultimately, all this activity results in one thing: Steadily increasing property values for every owner at Rancho Santana.



Security Update
(this is priceless, why do I think I'm suddenly on the dangerous Atlantic coast?)

We put several key security upgrades into effect in June:

· A new wristband identification system will soon be in place to allow security personnel and residents to quickly identify visitors. All visitors, guests and laborers entering Rancho Santana will be issued different colored wristbands designating their status of entry. For example, owners’ guests and renters may be identified by a blue wristband—and day laborers with a red wristband. This new system will greatly reduce the possibility of unauthorized “visitors” gaining access to Rancho Santana.

What if blue doesn't go with my outfit of the day? How can I wear this 24/7? Someone call the fashion police!



· A total of 21 guard stations have been positioned. The sites include the gates leading into Rancho Santana, Los Perros and the Playas; the Casitas and the Clubhouse; the Welcome Center and the Development Office; the Old Stable Marketplace and the Clinic. The increased visibility of the security team in public areas will provide guests, visitors and renters with a strong sense of security.

I think I'll just put a few land mines up around my mole hill...that'll keep the enemy out!


· Two weeks ago, seventeen two way radios were delivered to Rancho Santana and the guards were trained in their use. During the day, the guards perform communication and positioning checks every hour to verify the current location of each guard and to exchange observations. During the evening, these checks are performed every half hour. All guards are to report any suspicious or unusual activities to the new security supervisor, Jose Delgado, and to the Security Chief, Manuel Cortez. These regular check-ins will ensure the fastest response possible should an emergency or a security breach occur. (wonder if they planned for a terror attack?)

· Last month, 39 guards were awarded certificates for completion of CPR training. With 39 personnel fully trained in CPR, someone will always be on duty should a resident, guest or employee have an emergency.

(this is good to know if I plan on having a heart attack)



· A surveillance team has been assembled to rove the communities at Rancho Santana. These security guards are equipped with two-way radios so that they can immediately report occurrences that are unusual. Besides their primary security functions, these roving guards will spot and report any maintenance issues, such as a water line break or down wire. This daily surveillance greatly enhances security at Rancho Santana and will also allow maintenance personnel to be promptly informed of problems.

BIG BROTHER IS WATCHING!



· All Rancho Santana employees will be provided with photo ID cards, which they will wear whenever they are on site. The ID’s will ensure that only authorized workers come through the gates. The ID’s will also serve to reassure visitors, guests and renters that unauthorized individuals are not wandering through the community.



· Front gate personnel are keeping a log of all visitors to Rancho Santana. The information recorded includes the names of visitors, their time of entry and departure, their vehicle make and license plate number, a phone number while on site and the reason for their visit. While unauthorized access to Rancho Santana is now blocked, the records will enable us to know which visitors and contractors are here at any given time – and to contact them quickly in the event of an emergency.

Maintenance Update



Daily monitoring and maintenance of utilities at Rancho Santana is vital for the comfort and safety of our residents and staff. Napoleon Jimenez was recently appointed as Maintenance Manager and he comes to Rancho Santana with a rich history in the field. Napoleon holds a B.S. degree in civil engineering and has spent most of his career working in the construction industry, where he specialized in water wells and pipelines.



Napoleon monitors our water quality, water meters, wells and cistern levels daily to ensure that there is enough clean water for the entire Rancho Santana community.



In addition to these responsibilities, Napoleon serves as our liaison with Union Fenosa, the electric company, and he oversees all utilities maintenance, including water, power, sanitary fill and waste removal.



Napoleon’s experience and familiarity with local utilities and contractors will help ensure that our utilities and services are in place and running as efficiently as possible.





Social Events at Rancho Santana



Last month Rancho Santana hosted the fourth series of the Circuito National de Surf competition. We sponsored twelve of the local entrants who competed against 30 surfers from neighboring communities and the US.

One of our sponsored surfers, Mario Martinez from Limone, took second place in the national and international divisions. Jimmy Bustos, another competitor sponsored by Rancho Santana – and also from Limone – won first place in the long board competition


Our community’s involvement in events like this helps explain why Rancho Santana enjoys such a positive reputation among the locals. And it’s one more reason why we remain the premier residential, resort community in Nicaragua.



Throughout the year, Rancho Santana donates funds and equipment to promising students and various local organizations. In the past year, Rancho Santana subsidized the tuition for several students who completed course work in careers such as tourism, accounting, engineering and computer information systems.



We also provide tuition for some students to complete English courses, affording them broader opportunities as they embark on their career paths. This year we also donated uniforms and equipment to local ball teams and musical instruments to a local school in Las Salinas.



During Easter week, Rancho Santana loaned a vehicle and donated labor and janitorial supplies for maintaining clean beaches along the nearby coastline.



Rancho Santana’s continuing community involvement and support are major reasons we enjoy such a good relationship with our neighbors. And our contributions have gone a long way towards maintaining our reputation in the local community.



And speaking of good neighbors…



“Nursing is the major component of my life portfolio,” says Margie Fincham, an owner at the Playas, “and my latest passionate entry in that portfolio is working as volunteer healthcare manager for the Roberto Clemente Clinic in Rancho Santana…”



Margie holds an MSN degree from California State University, and is a certified Gerontology Clinical Nurse Specialist. She is inspired by the memory of Roberto Clemente, the baseball Hall of Famer who died in a 1972 plane crash while flying relief supplies to Nicaraguan earthquake victims.

The Roberto Clemente Clinic provides discounted – or free – health care for over 1,500 residents in more than 40 small communities in the area. Since 2004, Rancho Santana has provided transportation, construction, materials and other support for the clinic, which now sees over 1,000 patients per month.



Margie’s experience and dedication remain a great asset to the clinic and her spirit of giving will continue to ensure quality healthcare for thousands of local residents.

Improvement Updates

We’ve made quite a bit of progress on the improvements and expansion of Rancho Santana’s infrastructure and amenities this month:



· Construction of the Welcome Center is nearing completion. The roof is now finished and electric and air conditioning are scheduled to be installed this month. The road and driveway leading to the Welcome Center are now being paved. Despite some rain delays, we’re hoping to stay on schedule for opening the center by July 30

· We’re looking into offering owners the option of installing an internal telephone system to allow direct contact with all offices, departments and amenities at Rancho Santana. The phones will add an extra level of convenience and security… for everything from making reservations at The Sea Garden Restaurant to reporting electrical or security issues. The cost for one model is estimated at approximately $120 per phone, and a monthly maintenance fee may also apply. We should know more about this within a few weeks.



· New driveways are being installed on some of The Estates lots to provide guests and sales staff with easy access for viewing these properties. And some of the lots have underground electric and water lines already in place. Enhancing the appearance and services of The Estates home sites will help to increase the sale of these properties—the new luxury sub-community at Rancho Santana.



· A natural gas line has been approved for installation to service the Seagate Condominiums site. Seagate residents will have the opportunity to install gas appliances—and save energy.



On a Political and Economic Note…



A recent HOA letter mentioned some reassuring signs about the local economy. Most notable was the international community’s upbeat response to Daniel Ortega’s election. I’m happy to report that the positive signs continue.



President Ortega has appointed Vice President Jaime Morales to head a commission to address the critical issues of energy, finance, agriculture, tourism and development along the Pacific coast. Input from the private sector is a key component of the commission’s mandate. Ortega’s continued engagement with the private sector has been seen as a strong positive message by international investors.

Yeah...as long as he decides not to take our land, I trust him about as much as Bush!



This upbeat international attitude was evident in a June 24 Chicago Tribune article noting the flood of international investment, saying, “If you weren't familiar with American real estate, you could easily presume that the countless signs around [Granada] heralded an upcoming election between two candidates: Re/Max and Coldwell Banker.” The article continued, “… after 20 years of relative stability, it's hard to find any ‘hot destinations’ guide that omits Nicaragua's two coasts, it’s volcanoes and the lush jungles.”



In short, all signs indicate that property ownership in Nicaragua—and at Rancho Santana—remains a good bet for those seeking a retirement home, a vacation home or even investment property.

With all that security, you'd think Ortega had bought a house there for his summer retreat.

Instead of wrist bands, they could consider tracking collars like they use on wild animals.

Perhaps someone can explain to me why there is a need for all this overkill (no pun intended) in the way of security? What should I fear? Suicide bombers?

Seriously, are people really this paranoid or is it just the older generation?

I know as my parents got older, they got more and more paranoid as well. They installed this god awful burglar alarm system that was so confussing I just refused to walk into the house!

Furthermore if Bin Laden really wanted to get through the gates, a few wrist bands, camera's, and radios are not going to stop him or his minions! Then again, why on earth would anyone want to terrorize a third world country?

Sorry I left you out! I'm going to recommend that you become the local warden to oversee all those trespassers and hardened criminals who dare to walk the sacred beaches of RS.

As Warden, you will wear a purple wrist band to identify yourself! We'll even give you your very own radio, and Maxwell Smart's shoe phone!

Boca? The entire peninsula is one big gated community! I have no problems with those who want security, but I'm really wondering why all the fuss? Most people can't even find RS on a map......it's not like NYC! Come to think of it, I don't think NYC has this much security!

I'm doing this now so that when and if I lose my lic. I've got a head start, and won't need to impose on friends for rides. Rehab is a joke...the only time I want to drink is after these meetings and hearing everyone's sob story. Oy vey! These people have been in and out of jail/rehabs... and still on the booze/drugs. I don't get it but then...I just tend to abuse wine from time to time. I don't have a full blown addiction problem
like so many others. The only thing I now associate wine with ...were those horrendous 12 hours in the local big house! I have to admit I was dissappointed in not getting to wear a black and white striped jump suit! Stripes are so becoming on me
